Potential Damage to Commercial Buildings and How to Prepare for Each Level

For commercial property owners, hurricane season brings a significant level of uncertainty. Understanding the different storm levels and their potential impact is the first step toward effective preparation. By knowing what to expect from each category, you can take targeted actions to protect your property and tenants.

Tropical Depressions & Tropical Storms

Tropical Depression (Winds up to 38 mph): These systems bring heavy rain and moderate winds. The primary threat to commercial properties is localized flooding in low-lying areas and parking lots.

  • – Preparation: Ensure storm drains and gutters are clear of debris to facilitate proper drainage.

Tropical Storm (Winds 39-73 mph): Winds at this level can cause minor damage. Expect loose signage, awnings, and unsecured objects to become projectiles. Increased rainfall intensifies the risk of flooding.

  • – Preparation: Secure all outdoor items, including furniture and temporary signs. Inspect your roof for loose materials and reinforce window seals.

Hurricane Categories: A Breakdown for Commercial Properties

The Saffir-Simpson Hurricane Wind Scale classifies hurricanes from Category 1 to 5 based on sustained wind speed. As the category increases, the potential for catastrophic damage grows exponentially.

Category 1 (Winds 74-95 mph): Well-constructed buildings generally sustain minimal damage. However, you can expect damage to roof shingles, gutters, and vinyl siding. Large tree branches may snap, and shallowly rooted trees could be toppled. Minor flooding is possible.

  • – Preparation: Board up windows, secure roofing materials, and trim tree branches away from your building.

Category 2 (Winds 96-110 mph): Winds become extremely dangerous, posing a greater risk of roof and siding damage. Flying debris will likely cause window breakage. Significant flooding can occur from heavy rainfall.

  • – Preparation: Install storm shutters and reinforce entry doors. Have a plan for sandbagging low-level entrances to mitigate water intrusion.

Category 3 (Winds 111-129 mph): This is a major hurricane. Devastating damage is expected. Buildings may suffer significant structural damage to roofs and walls. Widespread flooding can make roads impassable, and electricity and water will be unavailable for days or weeks.

  • – Preparation: All previous preparations are critical. Consider a structural assessment for older buildings. Ensure your emergency plan includes long-term power and water solutions.

Category 4 (Winds 130-156 mph): Catastrophic damage is likely to occur. Roof structures and some exterior walls may be damaged or lost. The immense wind shear can collapse walls on even well-built structures. Destructive flooding can become widespread due to storm surge.

  • – Preparation: At this level, the focus shifts to life safety. Evacuation is often mandatory. Your property preparations should have been completed well in advance.

Category 5 (Winds 157 mph or higher): If a direct hit occurs, commercial buildings can suffer roof failure and wall collapse. The area may become uninhabitable for weeks or even months.

  • – Preparation: The only action at this stage is to follow evacuation orders. The survival of your building depends entirely on prior structural reinforcement and mitigation efforts.
